Kevin has summarized much of what is important about the real estate market in this site. Because of changing market conditions, he now only services the Topeka area market. Kevin Swift has been active in real estate since 1992, and has served on the Topeka Area Assocation of REALTOR's Public Relations, Educational, and Technology Committees. In addition to being the Number1Expert for the Topeka, Ks area, he is also a Certified New Home Specialist (CNHS), is an Accredited Buyer's Representative (ABR) and a Graduate of the REALTORS Institute (GRI). Kevin is often ranked among the TOP RE/MAX agents in the state for number of homes sold. He believes you deserve his respect, and he is committed to treating them as a you would a friend during and after the real estate transaction. Kevin Swift recently spent time with Dave Ramsey in Nashville at a 2-day Accelerate Seminar, and had the opportunity to have dinner with Dave and Sharon in their beautiful new home. Dave Ramsey is a financial advisor on the TV's Fox Business News and the Dave Ramsey Show (www.DaveRamsey.com). In 2009, he talked about Kevin Swift on his national radio show, recognizing him for his honesty in dealing with his clients. Dave read a customer's comment on air: “I just talked to Kevin Swift, a real estate ELP from Topeka, Kansas. He had some great advice and recommended a REALTOR® that would better suit my [half million dollar] price range. Anybody that gives up a possible $13,000 commission because he knows it is right for us is definitely an honest person. Thanks for everything you do, and for endorsing people like this.” Dave continued, “Well, thank you Jason, we try not to pick out endorsed local providers unless they are just really, really cool good people.”
Real Estate Contracts >Legal Documents
The stacks of papers that you have to sign in order to buy a house can leave you confused. The person conducting the closing will ask you to sign your name to countless documents that are filled with legal jargon. Some buyers just barely glance at each form and sign them without a lot of questions, while others find it very frustrating to try to read every form at the closing table.
You should read and understand the papers you sign. If you are getting a loan to buy the property, most of the paperwork will come from the mortgage company. In most cases, there is little time to read everything in advance because the forms arrive at the closing office shortly before closing is scheduled to begin. Most of the documents use standardized language, however, and you should be able to get copies of the documents ahead of time from the lender so that you can have your questions answered and be comfortable with the settlement process.
